D β How We Work
A fixed nine-stage process, on every project.
The same disciplined sequence runs through every commission β whether it is a
single bathroom or a ground-up new build β so nothing is left to chance and nothing is improvised on
site.
Stage 01 β Consultation
We listen before we draw.
A principal architect visits your property, walks every room and asks detailed questions about
how the space is actually used day-to-day β cooking habits, morning light, storage pain points,
hosting patterns, accessibility, future plans. This conversation forms the brief, not a
checklist. We leave with measurements, photographs and a written record of your priorities,
which we then use as the test for every design decision that follows.
Duration Β· 1 Site Visit + 1 Studio Day
Stage 02 β Planning & Feasibility
Feasibility, budget and permits.
Our planning team commissions structural surveys, soil reports where relevant, zoning checks and
a full permit-pathway review before any design work begins. We confirm what is legally and
structurally possible, prepare an early budget range with a 10% contingency and identify any
approvals required β listed building, conservation area, party wall or planning permission β so
the design phase starts with certainty rather than hope.
Duration Β· 2β4 Weeks
Stage 03 β Concept Design
The first set of drawings.
We present two or three concept directions in plan, section and 3D sketch β each with a clear
spatial logic, material direction and a distinct character rather than cosmetic variations. You
review, we refine. By the end of this stage you have a single agreed direction, a fixed scope
and a confidence that the design solves the brief, not just decorates around it.
Duration Β· 3β5 Weeks
Stage 04 β Detailed Design
Fully detailed construction plans.
The agreed concept is developed into a complete construction drawing set β millwork details,
lighting layouts, electrical and low-voltage plans, plumbing schematics, finishes schedule,
joinery cutting lists and a specification document that names every product, manufacturer and
material. Nothing on site is left to the contractor's interpretation; the design is the
contract.
Duration Β· 4β8 Weeks
Stage 05 β Approval & Contract
Sign-off, fixed price, contract.
You review the full drawing set and specification, ask any final questions, and once you are
satisfied we issue a fixed-price construction contract. There is no estimate, no allowance
schedule and no "subject to site conditions" clause. The number you sign is the number you pay
unless you request a written change order yourself.
Duration Β· 1β2 Weeks
Stage 06 β Construction
Weekly reporting, on site daily.
Our own project manager runs the site every working day, with trade teams employed directly by
the studio rather than sub-contracted to the lowest bidder. You receive a weekly written report
with photographs, programme update, items resolved and items pending. A live cost sheet keeps
the running spend against the contract figure visible at all times.
Duration Β· 3β12 Months
Stage 07 β Quality Check
A 200-point inspection.
Before anything is called finished, an independent snagging inspector walks the property against
a 200-point checklist β covering structure, finishes, mechanical performance, acoustics,
lighting levels and accessibility. Every defect is logged, photographed and assigned to a trade
for resolution before the handover walk is scheduled.
Duration Β· 1β2 Weeks
Stage 08 β Delivery & Handover
Walkthrough & handover pack.
You walk the finished home with the principal architect and project manager. We hand over a
complete documentation pack β as-built drawings, material schedules, warranties, maintenance
guides, appliance manuals, spare parts and a list of recommended care products β so you can keep
the home in the condition it was delivered.
Duration Β· 1 Day
Stage 09 β Post-Occupancy Support
Two years, on call.
A dedicated line to your project manager stays open for two years after handover. Snagging
issues, settling adjustments, seasonal maintenance questions and small refinements are all
handled through the same team that built the home β no call centres, no third-party warranties
to chase, no anonymous service technicians.
Duration Β· 24 Months

Questions
Before you reach out.
Most whole-home projects run 12β18 months from signed contract to handover, depending on the
scope, square footage and the condition of the existing structure. Single-room renovations
typically take 8β14 weeks. We provide a programme at concept stage that breaks the build
down week by week, and we update it every Friday as part of our weekly site report β so you
always know where the project sits against the original timeline and what is happening next.
Yes. Once you sign the construction contract, the price is fixed for the scope described in
the drawings and specification. Any variation β whether initiated by you, by a site
condition, or by a building control requirement β is documented as a written change order
with a clear price and time impact before the work proceeds. We never present an unexpected
invoice. If a cost arises that we should have foreseen, we absorb it; that is the point of a
fixed-price contract.
Yes, in full. Our planning team files and manages every application on your behalf β
including planning permission, listed building consent, building regulations approval, party
wall agreements and any freeholder or management company consents. We attend site visits
with conservation officers and building control inspectors, respond to any queries they
raise and keep you informed of progress. You will not be asked to deal with an authority
directly unless your signature is legally required.
For partial renovations of single rooms or floors, it is often possible to remain in the home
β we seal off working zones with dust barriers, manage access and agree working hours in
advance. For full gut renovations or works involving major structural change, the kitchen or
both bathrooms, we strongly recommend relocating for the construction phase. We will advise
clearly at quotation stage which option suits your specific scope, and we can recommend
short-let partners in your area if helpful.
We currently operate across more than 40 cities in Europe and North America, with active
studios in London, Paris, Milan, Geneva, ZΓΌrich and New York. For projects outside these
cities we travel with the same team rather than sub-contract locally β the quality standard
is the studio's, not a regional partner's. If your location is not listed, please ask; we
take on a small number of remote commissions each year where the brief is right.
Payments follow the construction programme in clearly defined stage payments β typically a
deposit on contract signing, then instalments at structural completion, first-fix,
second-fix and handover. Each stage payment is invoiced only when that stage is genuinely
complete and signed off, never in advance of the work. We provide the full payment schedule
inside the contract so there are no surprises, and any retention is released after the
post-occupancy inspection.
Every project carries a 10-year structural and workmanship warranty on the build, alongside
manufacturer warranties for appliances, glazing, roofing and mechanical systems β all
documented in the handover pack. In addition, we provide two years of post-occupancy support
during which any snagging or settling issue is handled by the same site team that built the
home. Warranties are transferable to new owners if the property is sold.
We can, but we rarely recommend it. The reason we deliver on time and on budget is that the
same studio designs and builds β the people who drew the plans are accountable for the
build. Where we do collaborate with an external architect, we ask to be involved at detailed
design stage so the drawings are buildable to our standard. We are happy to discuss the
arrangement honestly once we understand the project.

We may also disclose information where required by law, court order or regulatory authority, or to
protect the rights, property or safety of our studio, our clients or the public. Such disclosures
are made in good faith and limited to what is reasonably necessary.
05Data Security
We apply administrative, technical and physical safeguards designed to protect information against

11International Data Transfers
Because we operate across multiple jurisdictions, information may be processed in locations other

and pages visited. We do not use this data to identify individual users or to build behavioural

Terms & Conditions
16 Sections Β· Last Revised January 2026
These Terms and Conditions govern your use of the Decor That Transforms Homes Studio website and
form the basis on which we engage with prospective and current clients. By accessing our site,
submitting an enquiry or signing a project contract, you agree to be bound by these terms and any
policies referenced within them. If you do not agree with any part of these terms, please do not use our
site or engage our services.
01Acceptance of Terms
By using our site or engaging our services, you confirm that you are at least 18 years of age and
have the legal capacity to enter into binding agreements. You also confirm that any information you
provide to us is accurate and complete to the best of your knowledge. If you are engaging us on
behalf of an organisation, you confirm that you have the authority to bind that organisation to
these terms.
02Use of Services
Our services are provided for lawful, legitimate purposes only. You agree not to misuse the site or
any service we provide β including not attempting to gain unauthorised access to systems, not
introducing malware or harmful code, not scraping or harvesting content, and not interfering with
the normal operation of the site.
You agree to provide accurate project information, to respond to reasonable requests from our team in
a timely manner and to make any decisions required of you within agreed timeframes, since delays in
client decisions can have a material impact on programme and cost.
03Intellectual Property
All designs, drawings, specifications, text, photography, video and visual content produced by Decor That Transforms Homes remain the property of the studio or its licensors unless otherwise agreed in writing in a
signed project contract. You may not reproduce, distribute, adapt or publicly display any of our
work without prior written consent.
Where a project contract assigns intellectual property rights to the client, that assignment takes
effect only on receipt of all sums due under the contract. Until full payment is received, all
rights remain with the studio.
04User Responsibilities
You are responsible for the accuracy of information you provide to us β including measurements, site
conditions, property ownership, planning history and any constraints affecting the project. You
agree to promptly update us if any of this information changes.
You are also responsible for ensuring that decisions made during the project β including approvals of
drawings, material selections and change orders β are communicated by an authorised individual and
within agreed timeframes. Decisions recorded in writing by email or project management software are
treated as binding.
05Payments & Fixed Pricing
Where a fixed price is agreed in a signed contract, that price stands for the scope described in the
contract documents. The contract price does not include items not listed in the scope, unforeseen
site conditions that could not reasonably have been identified at quotation stage, or changes
requested by the client after contract signing.
Stage payments are invoiced at clearly defined milestones and are due within 14 days of invoice. Late
payment may result in suspension of works until outstanding sums are settled. A retention, typically
5% of contract value, is held until completion of the post-occupancy inspection and released within
30 days of sign-off.
06Project Changes & Change Orders
Any requested change to an approved design or scope β whether initiated by you, by a site condition,
or by a regulatory requirement β is quoted separately and documented as a written change order. A
change order sets out the cost adjustment, the programme impact and a description of the revised
scope.
Change orders take effect only when formally accepted in writing by the client. Works described in a
change order do not proceed until acceptance is received. Where a change order reduces scope, the
contract price is adjusted only to the extent that costs have not already been committed.
07Warranties
Workmanship and structural warranties apply as described in individual project contracts. The
standard workmanship warranty is two years from handover; the standard structural warranty is ten
years from handover. Manufacturer warranties for appliances, glazing, roofing and mechanical systems
are passed through to the client at handover and are subject to the manufacturer's own terms.
Warranties do not cover damage caused by misuse, neglect, failure to carry out recommended
maintenance, modifications by third parties not authorised by us, or events such as fire, flood or
seismic activity outside our control. Recommended maintenance is documented in the handover pack
provided at project completion.
08Limitation of Liability
To the extent permitted by law, our liability for any claim arising out of or relating to our
services is limited to the value of the relevant service or project contract. In no event shall we
be liable for indirect, incidental, special, consequential or punitive damages, including loss of
profit, loss of revenue, loss of business or loss of opportunity, even if we have been advised of
the possibility of such damages.
Nothing in these terms excludes or limits liability that cannot be excluded or limited under
applicable law, including liability for death or personal injury caused by negligence, fraud or
fraudulent misrepresentation.
09Confidentiality
Both parties agree to treat project plans, pricing, personal details and any non-public information
shared during a commission as confidential. This obligation survives termination of any agreement
and remains in force for a period of five years thereafter, except where information is already in
the public domain, was independently developed, or is required to be disclosed by law.
10Termination
Either party may terminate an agreement under the conditions set out in the signed project contract,
with notice provided in writing. In the event of termination, the client is liable for all works
completed up to the date of termination, all materials ordered or committed, and reasonable
wind-down costs including demobilisation of site plant and labour.
Where termination is initiated by the studio due to non-payment, breach of contract or unreasonable
conduct, the studio reserves the right to retain deposits and stage payments already received as
liquidated damages, in addition to pursuing any sums due for work completed.
11Dispute Resolution
Disagreements are first addressed through direct discussion in good faith between senior
representatives of both parties. If a resolution cannot be reached within 30 days, the matter is
referred to mediation administered by an independent mediator agreed by both parties or, failing
agreement, appointed by a recognised mediation body.
If mediation does not resolve the dispute within 60 days of appointment, either party may pursue
formal resolution through the courts of the jurisdiction specified in the signed project contract.
Nothing in this section prevents either party from seeking injunctive relief where necessary to
protect intellectual property or confidential information.
12Force Majeure
Neither party is liable for failure or delay in performance caused by circumstances beyond its
reasonable control, including acts of God, severe weather, fire, flood, pandemic, war, terrorism,
industrial action, government action or shortages of materials or labour. The affected party will
notify the other promptly and use reasonable efforts to resume performance as soon as possible.
13Site Access & Conditions
The client is responsible for providing safe and reasonable access to the site for our team and
sub-contractors, including clear work areas, secure storage for materials and access to utilities.
Any hazardous conditions known to the client β asbestos, structural defects, restricted access β
must be disclosed in writing before contract signing.
Where unforeseen site conditions arise during construction that could not reasonably have been
identified at quotation stage, we will notify the client promptly, propose a course of action and
document the cost and programme impact as a change order.
14Insurance
The studio maintains public liability insurance, employer's liability insurance and professional
indemnity insurance. Insurance certificates are available on request. The client is responsible for
maintaining building and contents insurance for the property throughout the construction period, and
for notifying their insurer that works are taking place.
15Amendments
These terms may be revised from time to time to reflect changes in our practices, services or legal
obligations. The "last revised" date at the top of this page indicates when the terms were most
recently updated. Continued use of our services after changes take effect constitutes acceptance of
the revised terms. Material changes will also be communicated directly to active clients by email.
16Governing Law & Jurisdiction
These Terms and Conditions are governed by the laws of USA unless a signed project
contract specifies an alternative jurisdiction. Any dispute arising out of or in connection with
these terms that cannot be resolved under Section 11 is subject to the exclusive jurisdiction of the
courts of USA, except where mandatory local law provides otherwise.
